I was a tenant with BruceRae for four years (July 2010 to July 2014), and I have only the best to say about them. They were professional, attentive, always quick to respond, and effective at home maintenance.
When I moved in, I gave them a (long!) list of things that needed attention, and they acted (or responded) to every single item. During my tenancy, when various issues arose, they dealt with them as promptly as possible.
To give an example: the heating system in my flat was basically not working, and they took all the appropriate steps to fix the problem (when it was clear that nothing else worked, they had a new system, boiler, and radiators reinstalled from scratch).
More generally, I sensed that whenever maintenance was required, their approach was to get the job well done, rather than patch things up quickly, at a lower expense.
I could tell that they were looking out both for the owner and for the tenant of the property. They carried regular checks to ensure everything was in good order, and paid attention to any hazards which I would have overlooked (for example, my neighbour’s ivy blocking my exhaust pipes).
I never felt that they were trying to cheat. There were no strange fees or anything like that. There was a contract, and rules of agreement, and each party knew what the other party’s responsibilities were. When I moved out of the property, there was a clear check-list as to what the final inspection would be looking at. I followed the rules (e.g. I had the windows cleaned inside and out), and got my full deposit back within days.
All in all, I had a very positive experience with them, and if I ever go back to being a tenant or an owner in Edinburgh, I would definitely trust them for property management.

A great letting agent, rented with them for two years (in two different flats) and would definitely do so again. The staff were professional, friendly and helpful and necessary repairs etc were always carried out straight away.
When visits to the flat were required we were always given plenty of notice and told the reason for the visit. Inventories were provided and the flat checks were done by an independent company with photographs taken so that comparisons could be made at the end of the tenancy. The small deductions that were made from our deposit were also justified and the money returned quickly after the end of the lease.
