The Next Step

The potential management of your property begins with a consultation at the property where we will discuss rental levels, tenant type, what to expect from BruceRae and discussing your needs and concerns at becoming a landlord

Once you have appointed BruceRae:

  • The property will be marketed on our website, the letting websites that generate the most leads and a To Let board will be erected at the property
  • An Energy Performance Certificate will be arranged. This will last for 10 years and is in compliance with current legislation
  • Co-ordination of annual Gas and Electrical safeties
  • HMO licensing where applicable
  • Full inventory of the property and its contents taken
  • Accompanied viewings by a member of the BruceRae team
  • Thorough vetting of potential tenants.

Once the tenant is occupying the property:

  • Monthly collection of rental and funds forwarded electronically to your bank within 5 working days of our receipt of the rent
  • We take a common sense approach to repairs notified by tenants and keep landlords informed at all times
  • Regular routine inspections of the property with feedback to the landlord
  • Co-ordination of insurance claims where necessary
  • Check-out of the tenants
